Why Clearwater is its own market

Clearwater Beach is one of the highest-yield short-term rental zip codes on the Gulf Coast, and one of the most over-supplied. A poorly priced unit on the beach loses to a well-priced unit a block back every single month. Position matters; presentation matters more.

A lot of Clearwater inventory is owned by out-of-state investors who bought a condo, set up Airbnb in a weekend, and have been running it on autopilot ever since. That works fine in February. It does not work when a hurricane closes the bridge for three days, or when a guest blows out a sliding-door track at 9pm on a Saturday. That's what we're built for.

Busy season in Clearwater

Clearwater Beach hits peak rate from mid-February through Easter, with another strong band from late November through New Year. Snowbird season (Jan–Mar) drives the longest stays and the most pricing power; spring break is the highest nightly rate. Hurricane season (Jun–Nov) needs an operator who can handle real-time storm comms, refund decisions, and post-storm guest expectations. That\'s where a lot of self-managers get burned.

A note on local short-term rental rules

Clearwater short-term rentals are governed by the City of Clearwater, Pinellas County, and the Florida DBPR. Pinellas County requires a tourist development tax account; Florida requires a DBPR vacation rental license; some Clearwater zoning districts and most condo associations on the beach have their own minimum-stay rules, occupancy caps, and noise policies. Before we onboard a Clearwater property, we walk through the building rules and county tax setup with the owner.
